Pavements that do not have strong and well compacted sub grades may suffer from defects like potholes, heavy cracking, and depressions.

If the coats are applied on defective pavements, they only mask the problems and soon they will show up. If there are any sorts of defects, they have to be corrected prior to sealcoating blacktop. Cracks are common in pavements, and they need to be repaired as soon as they are identified. The first sign of deteriorating pavements is presence of cracks. These cracking will start forming as pavements begin to dry. Asphaltic material undergoes a series of chemical processes throughout its life. The molecules constantly shuffle and rearrangement themselves as they seek equilibrium states.

Cracks will form due to hardening and drying of blacktop. The tiny cracks, which form at first, are not a threat. However, if they are left unresolved, they will enlarge and lead to bigger problems than expected. Tiny cracks such as the fine hairline cracking are best resolved by use of sealcoats. The coats can repair such cracks since they have not penetrated deep in blacktop.

Before coats are applied, your pavements should be in a functional state meaning that there are no defects like potholes or cracks. Sealcoats, when applied on cracks, will only mask them and soon you will see such defects showing. Repairs need to be made on pavements before the coats are applied.
